Our purpose

One building. A clear record.

The association helps residents organize facts, preserve original documents, identify building-wide issues, and communicate concerns accurately. It does not interfere with lawful management or speak for a tenant without authorization.

Repairs and conditions

Track written repair requests, access appointments, 311 service requests, HPD or DOB inspections, violations, and correction dates.

Rent and account records

Compare rent statements, ledgers, receipts, subsidies, credits, fees, notices, and payment designations.

Leases and renewals

Preserve every lease, rider, renewal offer, rent-registration record, and written communication about tenancy terms.

Shared accountability

Separate documented facts from reports that still require proof before making any building-wide conclusion.

Tenants have the right to organize.

New York law protects the formation and participation of tenant organizations. State guidance also explains that retaliation for tenant organizing or good-faith complaints is unlawful.

Independent tenant organization

The Mercy of God Tenant Association is tenant-led and is not affiliated with Total Realty Associates, property ownership, Beagle Insurance, AppFolio, HPD, DOB, HRA, or DHCR.

Preserve before you dispute

Build a record that can be checked.

A clear chronology is stronger than a general complaint. Keep the original source, the date, the sender, the full page, and proof of what happened next.

Save the complete document

Keep full statements, ledgers, rent demands, leases, riders, receipts, checks, envelopes, emails, texts, photos, and videos. Do not preserve only a cropped excerpt.

Record dates and names

Write down when the event happened, who was present, what was said, the apartment affected, and any agency complaint or violation number.

Keep facts and questions separate

Label what a document proves, what a tenant reports, and what remains unknown. Do not turn an unanswered question into an accusation.

Apartment 41’s management ledger provides a documented starting point. It does not, by itself, establish the program’s legal basis, the flow of funds, or whether the same charge appeared on every tenant account.
